  1. How high did the water come up during the Allison (Summer, 2001)

 

This was the worse water level seen in the area in 15 years. During this storm, the water rose at the worse point to 7-8 feet mean sea level (MSL). Topographical lines are shown on the individual lot diagrams available on this site; as such you can see where the 7-8 feet MSL line is.

 

While Allison was bad, the 100 year flood plane is actually at 11 feet MSL in the vicinity of The Park on Egret Bay.  Thus theoretically, every one hundred years there will be a flood event that would result in an even higher level of flooding.

 

League City building code requires you to build such that the top of the finished first floor is 1.5 feet above the 100 year flood plane. Stated another way, this means that the top of the finished first floor must be at least 12.5 feet MSL.

 

Lots which border on the Park / Pond area have elevations ranging from 4-8 feet mean sea level, and clearly will need to be on stilts / pylons to meet these12.5 MSL building requirements.

 

Lots closer to the Perimeter fence are very close to being at 11 feet mean sea level, and thus with minor pad site build ups, would not need to be on stilts / pylons.

 

It should be emphasized that these requirements are very typical of coastal areas, and that the lower elevations in the Park on Egret Bay are very comparable to elevations encountered in Clear Lake Shores.

 

  1. Will I be required to have flood insurance?

 

If your house lies within what Federal Emergency Management Agency (FEMA) considers to be the 100 year flood plane, you are generally required by your lender to carry flood insurance.

 

FEMA definition of the 100 year flood plane at any given point is more approximate than elevations determined with a topographical survey—as thus there typically can be deviations from the actual flood plane. In the area of the subdivision, FEMA 100 year flood plane corresponds approximately to the 6 foot mean sea level line.

 

The actual FEMA 100 year flood plane line is indicated (as an aqua blue contour cutting through lots 7, 25, 23, 21, 4, & 3) on our Master Plan available at:

A house built within that FEMA line would be required to have flood insurance.

 

People who build outside of that line would not be required, but should probably take into account their location relative to the real 11 foot MSL contour line for determining whether or not they want the protection which flood insurance can afford.

 

Also, it should be pointed out that FEMA lines can move, and would be assumed to get closer to the real 11 foot MSL contour in time.

 

  1. Do you ever smell the water treatment plant which is located off of Wisconsin Street and visible as you go around the corner of 7th and Landrum Streets?

 

Very rarely. The treatment plant is located to the southwest of the subdivision. The prevailing winds in the area are from the southeast, and when not from the southeast, they tend to be winds out of the opposite direction, the northwest. Very rarely do we experience winds out of the southwest. In 2002, there were probably only 2 days where there was a southwest wind and a detectable odor from the plant.

 

  1. When will the electric on Phase 2 go in?

 

Phase 2 electric work is now in progress, and should be completed by mid June 2007.
