Prior to Developing Detailed House Plans

We strongly recommend contacting the ACC (at 281 332 7695) to schedule a Pre-Construction Meeting. In this meeting, we review key areas in the deed restrictions that have proven confusing in the past. This helps make sure you understand the requirements and also gives you an opportunity to ask any questions that you may have.

Subdivision Soil Report

For your foundation work, your engineer will probably be able to make use of the Soil Analysis Report which was prepared for the subdivision—which will, in turn, save you from having to do your own soil analysis. The following two links will give you the full report.

Water Taps

Egret Bay Development has installed all of the main water lines in the subdivision. For the actual tap from the main water line to the house, the City of League City requires that this be done by the builder. There are two types of taps: a short tap and a long tap. A short tap is what is needed if your lot is on the same side of the street as the main water line; a long tap is what is needed if your lot is on the opposite side of the street from the main water line. For McGuire Road, the main water line is on the north side of McGuire. For Landrum Street, the main water line is on the west side of Landrum. And for 7^th Street, the main water line is on the south side of 7^th Street. The following is a partial list of City-approved Master Plumbers with approximate costs for installing 1 inch water lines.

1) Payton Chambers @ 713.542.3998 (as of 8/07: a short 1 inch tap is approx 700$ and a long 1 inch taps is approx 750$)

2) Reagan Summers @ 713.539.2325 (as of 8/07: short and long 1 inch taps are approx 900$)

These costs, as noted, are approximate. Please verify with the plumber to make sure that you have the correct amount factored in your construction budget.

If you find a cheaper source for these taps, please let us know and we will update the web site.

Finally, excavation locations need to be coordinated with the ACC to ensure minimal impacts to trees as well as to other peoples’ lots.
